During December the beautiful North Shore showed a median sale price of $1,220,000, a slight decrease of just 2.1% from the prior month. A trend that can be seen across all markets is a slight decrease in Number of Sales, down by 27.4% from the prior month, however up 2.2% when compared year on year - a common trend as the holidays approach. Days on Market sitting at 27 days, a small jump up 2 days from the prior month.

Out west in the Waitakeres the median sale price sitting at $923,000 being a small decrease of only 0.2% on November and down 2.6% on the prior year. Once again similar to the North Shore and Rodney markets a 27.2% decrease in the Number of Sales to 251, however increased 14.1% when compared to December 2022. Days on Market are sitting the same as the prior month at 35 days, and down by 3 days in comparison to last year.

Up North in Rodney the median price is sitting at $1,100,000, down 2.2% on the prior month. We did see an increase in Days on Market compared to the prior month and prior year by 7 days taking the average to 49 days. Number of Sales decreased by 29.8%, again a common trend seen across all markets with the holiday season incoming.
