During the month of October the North Shore had a median sale price of $1,280,000 an increase on the prior month of 2.4%, and an increase from October 2022 of 7.1%. Days on Market at 36 days taking just over a month on average to sell - 8 days less when compared to the same time last year. When it comes to the Number of Sales at 301 sales for the month, an increase of 0.3% on the prior month and up 20.4% on the previous year.

Out west in the Waitakeres the median sale price was down by 4% to $875,000, decreasing from $915,000 the prior month and down 11.6% on the prior year. Days on Market taking 4 days less than last month and 11 days less than the same time last year, with an average 35 days. Number of Sales sits at 341 sales, showing an increase  6.2% on the prior month and up 26.8% on the prior year.

Up North in Rodney the median price is sitting at $1,120,000 up a slight 1.8% on the prior month. We did see a small increase in Days on Market by two days taking the average to 48 days, however it is still taking 7 less days when compared to the same time last year. Number of Sale are up by 23.4% when compared to October 2022 and down 0.5% compared to the prior month.

With just 35 days until Christmas and 42 until the New Year, we are seeing vendors hit the market to sell before the new year and buyers out in force, particularly a number of First Home Buyers.
