During April our median sale price on the North Shore was $1,240,000, an 8.8% increase from the same time last year and a slight 0.4% increase from the previous month. Number of sales sat at 284, a significant 34.0% increase compared to 212 sales the same time last year and, 12.3% decrease from the 324 sales recorded prior month. The average days on market sat at 42 days, a slight increase of 2 days compared to the same period last year, and 3 days longer than the previous month. North Shore City experienced the most significant year-on-year growth in median sale price and sales volume, despite a month-on-month decline in sales.
Out in the North West, the median sale price was $890,000, showing a year-on-year increase of 2.9% from $865,000. This also represents a slight month-on-month decrease of 0.6%. The number of sales at 278, which is up 30.5% from the 213 sales in the same month last year. Compared to last month, sales decreased by just 4.8% from 292. Properties were on the market for an average of 46 days, 2 days fewer than in April last year. However, this is an increase of 4 days compared to the previous month.
In the Rodney District, the median sale price sat at $1,100,000. This represents a 7.6% decline from both the same period last year and also the previous month. There were 164 sales during the month, marking a robust 36.7% increase from 120 sales in April 2023. However, sales decreased by 13.2% from 189 sales last month. Properties in Rodney District averaged 51 days on the market, which is 3 days fewer than in April 2023, and 1 day longer than last month.
